425 W Bijou – A Sleek, Modern ADU Designed for Flexible Living

Project Overview

The homeowners at 425 W Bijou came to us early in their journey, looking for a modern, functional accessory dwelling unit (ADU) in Colorado Springs that would serve multiple purposes. Their primary goal was to create a separate living space for one of their fathers while also incorporating a home office—a priority that became even more essential as COVID-19 dramatically shifted work dynamics.

Additionally, the couple was preparing to expand their family, so having an adaptable space that could evolve with their needs was a major consideration. With a small lot and existing zoning restrictions, this project presented challenges—but the result was a stunning, space-efficient ADU that continues to draw attention from neighbors and passersby.

Overcoming Challenges: Zoning, Space Constraints & Neighbor Relations

One of the most significant challenges of this project was the lot size, which was smaller than the minimum required by the City of Colorado Springs for a detached ADU. To make this project possible, we worked closely with city planning and successfully obtained a variance for both the ADU size and parking requirements, as the small lot only had a long, single-width driveway.

Another unique challenge was the tight site constraints—the ADU had to fit precisely in the corner of the lot, leaving little room for construction access. This required careful logistical planning to ensure materials could be delivered and work could progress efficiently.

Additionally, we needed to negotiate with two neighboring property owners regarding existing trees and walls that encroached on the property line. These elements could have obstructed construction or led to disputes, but through proactive communication and collaboration, we successfully resolved the issues, ensuring a smooth build process.

Design & Build Features

The design of this ADU was driven by both functionality and modern aesthetics. The homeowners were relatively hands-off in the design process, trusting us to curate a sleek, contemporary look while adding their own personality through finish selections.

Key Features of the ADU:

  • Lower-Level Studio Apartment (300 sq. ft.) – Designed as a self-contained living space, this unit includes a kitchenette, full bath, and an open-concept layout that makes it feel larger than its footprint suggests.
  • Upper-Level Office (140 sq. ft.) – A dedicated work-from-home space, complete with a Peloton workout area and workstation, offering breathtaking views of Pikes Peak.
  • Expansive Rooftop Deck (400 sq. ft.) – The crown jewel of this project, the deck provides unobstructed mountain views, making it an ideal space for relaxation, entertaining, and working outdoors.
  • Accordion Window in Studio Kitchen – This feature creates a seamless indoor-outdoor connection, functioning as a pass-through window that enhances social gatherings and meal prep.
  • Exterior Aesthetic – A bold black body with cedar siding accents, providing a modern contrast to the older home while fitting beautifully into the neighborhood.
  • Cedar Fencing for Cohesion – To enhance privacy and complement the natural cedar siding, we installed a new cedar fence around the property, bringing the entire look together.

The Final Outcome: Functionality & Lasting Impact

Since completion, the home office has been used daily, proving to be an essential part of the homeowner’s routine. The rooftop deck has also become a favorite gathering space, used frequently when the sun is shining.

Additionally, the ADU’s design and curb appeal have drawn significant attention from neighbors and passersby, with many stopping to ask questions about the project.
